When you build townhouses on a large scale, such as the 35-townhouse development we’ve completed in Bracken Ridge, it’s always good to review the project. Here’s a snapshot of how the Groove Properties team took this development from concept to completion with great results.

The project goal

Groove Properties had the goal of delivering 35 new townhouses on a desirable space of land close to the Bracken Ridge State School, shopping village and childcare centre with convenient bus routes nearby connecting to the city. Our team assisted with all aspects of this development, from negotiating the land purchase, building and development approvals, planning and design, and construction.

The focus was to build townhouses that represented the finest development in Bracken Ridge, aiming for a high-end Hamptons style with universal appeal.

Key stakeholders

Our key stakeholders are the townhouse developers who wanted the builds geared towards the investment market. Naturally, the Brisbane City Council was a key stakeholder for approvals. We worked with John Cameron Architects, who we’ve partnered with multiple times before, and we had our usual stakeholders who we call our extended work family – all the consultants and contractors who bring the project together.

 

Sales and construction process

Being aimed towards the investment market, the bulk of the townhouses were sold through a marketing company to eager investors. To assist with the process, we did full specifications of all selections, from tiles to carpets and timber floors. We also provided 3D renders of the development, adding the professional touch that experienced townhouse developers look for.

All of the townhouses were sold off the plan before construction commenced. This project took place during the Covid pandemic, and as a result took approximately 18 months to complete. We actually assisted the developers with the land purchase around 8 months prior to the start of construction. Buying land at the right time is crucial for large residential townhouse developments, which was an area where our expertise was highlighted.

Challenges

Being a new development area, the majority of challenges we faced on this project related to council requirements and infrastructure. Fortunately, we used the lengthy lead-in to this project to pre-empt most of these issues. External works such as sewer connections and stormwater upgrades presented a challenge, and it took a lot of time and effort to negotiate a pump station and get a line to it.

Our experience in similar developments allowed us to be proactive with these challenges, ensuring they didn’t delay construction.

Results

The end result was a successful 35-townhouse development project, with all properties sold prior to construction. The new residents have all moved in, and feedback suggests that the entire development looks great and adds to the expanding area.

The project was well-received by investors and homeowners, while the developers were highly satisfied with our professionalism and guidance throughout. Ultimately, we build townhouses on budget and on time.
